Sun Communities, Inc. is a self-administered and self-managed real estate investment trust (REIT). The Company is a fully integrated real estate company which, together with its affiliates and predecessors, has been in the business of acquiring, operating, developing and expanding manufactured housing (MH) and recreational vehicle (RV). The Company lease individual parcels of land (sites) with utility access for placement of manufactured homes and RVs to its customers. The Company is also engaged through a taxable subsidiary, Sun Home Services, Inc., a Michigan corporation (SHS), in the marketing, selling, and leasing of new and pre-owned homes to current and future residents in its communities. As of December 31, 2013, it owned and operated a portfolio of 188 properties located in 26 states (the Properties), including 150 MH communities, 27 RV communities, and 11 properties containing both MH and RV sites.
