Thank you for highlighting this, unfortunately I learned this the hard way when I was a newbie. I wasn't aware of all this and just looked at the yield. Of course the yield was not sustainable and REIT price would be affected.
However there are good REITs like MIT, MCT, FCT that do not practice these "financial engineering" and are able to increase their DPU consistently.
