I like maple family reits the most, management very solid track record of growth in dpu/nav
however current valuations still way too high, still remember buying MCT at only 1.50 not long ago

I have been here for less than a year - but I've really learned a lot of from many community members here (you know who you are). A big thank you to each and every one of you for the guidance, for sharing your personal experiences, and also for your words of encouragement along the way. I really appreciate it.

It is also through this forum that I am inspired to create my very own mid- to long-term portfolio (in the past, I'm mainly focused on swing trading). $Mapletree Log Tr(M44U.SI) In the recent weeks, I have been sharing with the community companies which I'd like to add to my long-term portfolio, but are currently in my "shopping list" due to their high current share prices.

Today, I'd like to share another REIT in my "shopping list" - Mapletree Logistics Trust.

Some of the reasons why I like the REIT include its improving financials and distribution payouts to unitholders over the years, along with a resilient portfolio occupancy profile. However, there are some things about the REIT I'd be keeping a close watch on (besides its unit price).

$Mapletree NAC Tr(RW0U.SI) After seeing Mapletree North Asia Commercial Trust's unit price spike up from a low of $1.09 (just 2-cents away from the REIT's current 52-week low) in mid-November 2018, to a 52-week high of $1.48 in early-July 2019, its unit price came crashing down by 15.5% to $1.25, before recovering and currently at $1.30 at the time of writing. The crash in unit price is due to unrests in HK, where the REIT's Festival Walk in the country contributed more than 60.0% to its gross revenue in FY18/19.

While near-term uncertainty might result in the REIT's share price suffering from a potentially further fall, its full-year financial performances over the years since post-IPO, along with its portfolio occupancy profile, remains resilient. Hence, opportunities like this could very well present a great opportunity for current unitholders to increase their unitholdings, or unitholders who are not currently vested in this REIT to add it to their portfolio.

$Mapletree Ind Tr(ME8U.SI) I'm not sure how many of you here have subscribed to the IPO of Mapletree Industrial Trust and held on to it since (and you're still a unitholder of the REIT today) - but if you have, you'd have reaped a huge profit from it - not only in terms of capital appreciation, but also in terms of distributions you've received all these years.
