I must admit that I speculated on this one hoping that the yield would cushion things even if it fell a bit. Blaming the weather, is justifiable from their end, but what matters to us is returns. At least capital preservation! I got in at 59-60, now look where we have ended. Averaging down in this case, might turn out to be throwing good money away! Still contemplating !!

expected estimate 4.32c if normalize the one off refund of deposit, just the sum where it is more than usual and the refinance fees.
but i give a further 5% discount due to heat wave in July n aug.
